A groundbreaking ceremony was held as site preparation began on a new affordable housing development at 112 Vera Avenue in Redwood City. The innovative modular style development is the product of a partnership between AO and Integrated Community Development. The seven-story project will be comprised of 100% affordable, modular apartment homes.

Known as one of the oldest and most prestigious competitions in the industry, the Gold Nugget Awards have recognized top innovators in design, planning, and development for over 60 years. The program announced its 2025 grand honorees at an awards ceremony June 11 in Anaheim, California, during PCBC, the Pacific Coast’s regional conference and trade show for real estate development.

In California, home values and rents sit higher than anywhere else in the nation, and the state accounts for the largest percentage of homelessness, according to the PPIC. Last year, affordability was at an all-time low, and homelessness rates increased. Despite California’s economic prominence, with the fifth largest gross domestic product (GDP) worldwide, over 186,000 individuals remain unhoused (CalMatters).

Across the street from Lafayette Park in Westlake, construction is complete for the Bryson Legacy, a new affordable housing complex at 2721 Wilshire Boulevard. The project, developed as a joint venture between the Los Angeles Housing Partnership and Richman Group, is named for its immediate next-door neighbor: the historic Bryson Building. The new six-story building features 64 apartments reserved for households earning between 30 and 50 percent of the area median income level.

The Metro East Senior Park Apartments developed by AMG, The Pacific Companies, and Jamboree Housing, consists of a six-story, 461,000sf building in Santa Ana's Metro East mixed use zone. The podium-type complex includes 419 studio, one- and two-bedroom apartments.
