El Camino Real is a six-story modular residential development located within the San Bruno Transit Corridor, delivering 134 affordable apartments within a contemporary industrial framework. The 5-over-1 podium building leverages modular construction to efficiently deliver high-density housing while maintaining a strong architectural presence along El Camino Real. The design establishes a clear street edge through a landscaped entry sequence and transparent ground-floor program elements, including the lobby, mail room, and leasing office, which activate the pedestrian experience. A consistent façade strategy wraps the building, using simple massing, material variation, and metal accents to create depth and visual continuity across all elevations. At the street level, the project carefully separates pedestrian and vehicular access while reinforcing an active and welcoming frontage. Above the podium, a 3,000-square-foot elevated courtyard provides a shared outdoor amenity space with seating areas, a playground, and open landscaped zones that support daily resident use. The project delivers high-density affordable housing through an efficient modular approach, contributing to the evolving residential fabric of the San Bruno Transit Corridor while reinforcing a clear and cohesive architectural identity.
