Located on an obsolete 2-acre industrial site, this 258-unit multifamily development sits across from a historic airfield. Modeling the next generation of high-density apartment communities, the design utilizes an innovative hybrid construction typology that leverages the efficiency of wrap buildings and the high-density advantages of podium construction. Known as HY-WRAP, the efficient building typology comprises an on-grade parking structure with 5 levels of Type-III wood-framed units over 3 levels of Type-I units within the concrete podium structure.

This solution provides residents with direct access to units from the parking garage while concealing the structure from the street and maximizing space for amenities and common areas. At the ground level, a double volume core encompasses two interconnected outdoor pool courtyards, themed gathering and event areas, a co-working space, and topped off by an impressive sky deck. A visual identity of elevated forms and a contemporary industrial flare defines the architecture and interiors. The spirit of ascent is celebrated through the application of wood paneling, steel, and standing metal seams that connect and break down the 7-level façade.
