The Barn is a boutique infill residential development located adjacent to The Rink in Anaheim, California, that reactivates a previously underutilized site through a compact, design-forward mixed-use approach. Positioned on and fronting an existing city-owned parking structure, the project introduces a layered program that integrates ground-floor retail, coworking, lobby, and fitness spaces, activating the street edge while maintaining existing infrastructure. Above, 57 studio, one-, and two-bedroom residences bring modern, luxury-oriented living to a small but highly visible urban site. The architectural language draws from agrarian-inspired design cues, emphasizing texture, warmth, and material tactility to create a distinctive identity within an industrial context. Carefully scaled massing and a restrained palette allow the building to sit comfortably alongside its surrounding uses while still establishing a strong presence along the corridor. By combining adaptive reuse principles with efficient residential planning, the project demonstrates how even constrained sites can be leveraged to deliver meaningful housing, activate public-facing edges, and contribute to neighborhood identity.
