Monarch Hillside transforms a challenging hillside site into a distinctive high-density residential community that balances technical innovation, livability, and architectural character. Designed around the HyTuck prototype, the 249-unit development achieves exceptional density through a series of strategic planning and design solutions that respond directly to the site’s steep topography. Four- and five-story residential buildings step gracefully down the hillside toward Market Street, creating a natural transition to the surrounding neighborhood while maximizing views and site efficiency. A layered parking strategy, including tuck-under, tandem, and structured parking, minimizes grading and unlocks valuable residential and amenity space.
