Hive Live

Hive Live is the latest “Trio” project from AO’s repertoire, showcasing three 5-story wrap-style buildings that will replace creative offices and the LA Chargers training field in Costa Mesa. Each of these buildings on the 14.25-acre site will have its own identity to invite motivators, creatives, and young professionals to discover a legacy of meaningful living that feels like it was designed just for them. Influenced by the surrounding context of the site, the building designs focus on the concept of movement, transitioning from a contemporary industrial style with large massing along the commercial edge to smaller-scaled, gable-roof forms, breaking down the mass and mimicking a residential village along the nearby single-family neighborhoods. This 1,050-unit project is spurred by the city’s Measure K, which allows continued housing development in industrial and commercial zones while preserving existing residential neighborhoods. Hive Live will revitalize commercial corridors as it provides additional homes for the present and future generations.
