Positioned at the prominent intersection of Myrtle and Olive Avenues, the mixed-use development introduces 204 residential units above neighborhood-serving retail while creating a vibrant public plaza that anchors the project and contributes new gathering space to the community. The architecture draws inspiration from Monrovia’s traditional urban fabric, reinterpreting classic brick facades, articulated storefronts, and pedestrian-scaled streetscapes through a contemporary lens. An iconic corner tower establishes a memorable presence along Myrtle Avenue, signaling arrival into the historic district while reinforcing the project’s role as a community landmark. Carefully integrated residential amenities, including landscaped courtyards, a rooftop deck, and indoor-outdoor social spaces, foster a connected living experience while capturing views of the San Gabriel Mountains and surrounding cityscape. By strengthening the relationship between downtown, adjacent neighborhoods, and future transit connections, 701 Myrtle creates a walkable, mixed-use environment that celebrates Monrovia’s heritage while supporting its continued growth and evolution.
