Oakbrook transforms an underutilized parking lot in Laguna Hills into a vibrant 55+ residential community that integrates housing, wellness, and supportive services within a walkable campus environment. The 250-unit development is paired with the adaptive reuse of an adjacent office building into medical office space, creating a connected network of senior-oriented services that supports convenience, independence, and healthy aging. A key design challenge was replacing existing surface parking serving the office building while accommodating a high-density residential program, resulting in a refined podium solution that incorporates two subterranean levels for medical office parking and additional structured parking integrated within the residential building. Architecturally, the project bridges contemporary residential and commercial contexts through articulated massing, layered façades, balconies, and a restrained material palette that responds to the surrounding environment. The building is organized around a central pool courtyard that serves as the community’s social heart, while rooftop decks, gathering spaces, and wellness-focused amenities support recreation, connection, and daily engagement. By thoughtfully combining housing, healthcare access, and community-focused design, Oakbrook delivers a forward-looking model for senior living that balances site efficiency with an enhanced quality of life.
