FORME + FRAME is a 655-unit multifamily community in Westminster, California that transforms a 6.93-acre underutilized commercial site along the I-22 corridor into a contemporary residential destination. The development is organized as two architecturally distinct five-story buildings positioned around structured parking and a central landscaped paseo that serves as the primary organizing spine and social heart of the community. The design establishes a clear dual identity, with FORME expressing sculptural massing and arched geometries, and FRAME emphasizing a disciplined structural grid with expansive glazing, both unified through a consistent industrial material palette. This contrast creates a cohesive architectural composition while allowing each building to maintain its own character and expression. Shared open spaces and landscaped courtyards extend the residential experience beyond individual units, supporting movement, gathering, and everyday use across the site. Rooftop amenities further activate the community, providing elevated spaces for recreation and social engagement while taking advantage of regional views. Through its combination of structured planning, contrasting architectural languages, and integrated landscape design, FORME + FRAME delivers a high-density residential environment that redefines an underutilized corridor into a connected and place-driven community.
