401 Mission

This transformative project aligns with the City’s mission to establish downtown Oceanside as a premier destination for business, recreation, tourism, entertainment, housing, and the arts. As personified by the maritime setting, the 5-over-3 podium building will fuse surf culture and the arts harmoniously with an urban environment, contributing 332 market-rate apartments and almost 20,000 square feet of double-volume retail, restaurants, and outdoor plazas on the ground floor. Large murals and a natural mix of glass, stucco, metal, and concrete materials encompass the façade creating visual interest and alluding to the native textures of the coast.
