The Parkline is a transit-oriented modular workforce and affordable housing development located in the heart of Los Angeles near Chinatown, Union Station, and Los Angeles State Historic Park. Designed as a high-density infill project on a constrained 1.3-acre site, the 376-unit community leverages prefabricated construction to maximize efficiency, accelerate delivery, and support the region’s urgent housing needs. The building is organized as a podium-style structure with an S-shaped footprint that optimizes unit yield while responding to the irregular site geometry. Ground-floor commercial space activates the street edge with 6,655 square feet of retail, strengthening connections to the surrounding urban fabric and supporting a more vibrant pedestrian experience. Shared resident amenities, including open-air courtyards and a rooftop deck, provide essential communal space within a compact urban footprint. A portion of the units are designated as affordable housing under the Affordable Housing Bonus Program, reinforcing the project’s commitment to equitable access to housing near major transit corridors. Through a combination of modular construction, transit adjacency, and efficient site planning, The Parkline demonstrates a forward-thinking approach to urban housing that balances density, livability, and speed of delivery while contributing to the ongoing evolution of downtown Los Angeles.
